A trained team member for your rental · Done for you, fully managed

Your rental just got
its first employee.
You got your evenings back.

It's not an app or another dashboard — it's a trained team member who knows your property inside out. Every quirk, every question, answered 24/7 in your voice. You train it once (we handle that part); it never clocks out, never calls in sick, and never pings you at 11pm.

The host's dilemma

If you've ever answered "what's the WiFi password?" at midnight…

You already wrote the house manual. You probably wrote a guidebook too. And yet every week, the same questions come in:

What's the WiFi password?
How do I work the fireplace?
What's there to do nearby?
Is there a hairdryer?
What's good to eat nearby?
When is checkout?

It's not your guests. It's your fireplace.

You answer because you're a good host. But every reply is time you'd rather spend doing literally anything else. And here's the thing: even a great house manual is hard to dig through for one answer — especially when a guest is settled on the couch and just wants the WiFi. Other tools only reply after a guest messages you and waits for you to get back to them — minutes or hours later, when the moment has passed. HostPad gives guests the answer the instant they ask — by scanning a code, opening a link, or flipping open the printed guidebook.

How it works

Three steps. Six to ten days. Done.

Send what you've got — or start from scratch

House manual, listing, local tips, quirks — whatever you already have. Just getting started and nothing's written down yet? We build it all with you from a short questionnaire. No polished manual required.

We train it on your property

Like onboarding a new hire — except it learns every fireplace tip, thermostat quirk, trash rule, and breakfast spot in days, and never forgets one. Lives on a private link only your guests can access.

Guests get three ways in

We hand you a QR code to print (fridge, binder, entry table), a private link to drop in your listing or check-in message, and a polished printed guidebook for the binder. Tech-savvy or not, every guest can get an answer: scan it, tap a link, or flip a page.

Result: Guests get answers in 5 seconds. You stop being the 24/7 help desk.
Who it's for

Built for the properties guests ask the most about.

Every stay generates questions — and every area has things only a local knows. HostPad is a trained expert on both: your property's specifics and the neighborhood around it — the things to do, the places to eat, the local favorites guests always ask about. It works for any rental, and earns its keep fastest where a place has real character.

Cabins & A-frames

Fireplaces, firewood, bear rules, septic, no cell service — mountain stays generate the most repeat questions of any property type.

Off-grid & quirky systems

Well water, propane heat, solar, finicky locks, a generator with a sequence. The stuff no listing photo explains and every guest asks about.

Hot-tub & pool homes

Cover instructions, chemical rules, jet timers, safety notes. Get them wrong and you get a 1am text — or a damaged tub.

Busy multi-listing hosts

Running several places, each with its own quirks? One concierge per property means the same questions stop landing on your phone at once.

For your guests, too

An employee for you. A better stay for them.

The same team member that gets you off the help desk gives your guests a smoother, more thoughtful stay — the kind that ends in a five-star review.

Instant answers, any hour

No waiting on a text back, no flipping through a binder. Guests ask, and the answer's there in seconds — at 2pm or 2am, in your voice.

A local in their pocket

The best coffee in town, the trail most people miss, where to eat on a Tuesday night. Your concierge knows the area, not just the house.

The little things, handled

Smoother check-ins, fewer hiccups, no awkward "sorry to bother you" texts. Guests feel looked after — and it shows up in your reviews.

See it for yourself

Don't take our word for it — ask the concierge.

An interactive preview of what your guests would see. Tap a question to see how it answers — then make it yours: pick a color, name the place.

Case study

Our first install: a quirky mountain cabin.

Pilot in progress

A mountain cabin host stops being the 24/7 help desk.

The host of a quirky cabin in California's Sierra Nevada was fielding the same questions every stay — WiFi, the fireplace, the trash rules, the water heater — 10 to 15 texts from guests each time, on top of a check-in and checkout with several unusual steps. We built and installed her HostPad concierge in under a week.

"My place is quirky — there are several unusual check-in and checkout steps that guests always tripped on, and I was answering the same questions at all hours. Now they just scan the code and get it instantly, in my own words. I've stopped reaching for my phone every evening."

— Maya, mountain-cabin host (name changed at the host's request)

Shared with the host's permission; identifying details changed. Full message-reduction numbers are being measured through the pilot.

Why not a free tool?

The software is the easy part. The doing is the difference.

Every DIY guidebook app sells you the same building blocks. Here's what they leave on your plate — and what HostPad actually does instead.

Adoption

A printed manual only helps the guests who'll dig through it. A chat tool only helps the guests who'll message you and wait.

HostPad meets guests three ways — scan a code, open a link, or read the printed guidebook — so everyone gets the answer, instantly.

Fit

A generic template might cover the basics, but it doesn't know your place — or your area.

HostPad is a trained expert on your property and neighborhood — your quirks, plus the food, the trails, and the local favorites guests ask about.

Upkeep

DIY tools hand you the upkeep forever — you keep it current.

We own every update. New WiFi, new cleaner, new favorite restaurant — you just tell us.

What's included

Everything you need. Nothing to maintain.

  • 01
Your property’s guest conciergeA trained expert on your place and your area — not a generic template.
  • 02
QR code + shareable linkYour code prints on the front of the guidebook; your link drops into the listing or check-in message — guests scan or tap, no app.
  • 03
Knowledge base buildWe extract, clean, and structure all your property info from existing docs.
  • 04
30-day support windowWe tune the AI based on real guest questions during your first month.
  • 05
Ongoing updates, handledNew WiFi, new cleaner, a new favorite restaurant — tell us and we keep your concierge current. You never log in.
  • 06
Branded property guidebookPrint-ready and shareable, in your property's branding. The QR concierge answers questions on demand; this is the polished welcome piece for the binder, or to send guests as a PDF before arrival.

You own your content.

We run the platform so you never have to: no second login, no separate bill, no settings page to babysit. And if you ever leave, the split is clean — the live concierge we host switches off, and the content we wrote for you (your knowledge base and guidebook, in your property's voice) is exported and returned. The managed service ends; your content doesn't.

Pricing

One setup fee. One flat monthly. Everything handled.

A co-host takes up to 20% of every booking. A virtual assistant runs hundreds a month. Your HostPad team member is $39/month — same 24/7 guest coverage, no revenue cut, nothing to manage. The setup fee covers the work you'd otherwise do yourself; the monthly means you never touch it again.

14-day happiness guarantee. If the concierge isn't right for your property within the first two weeks, you get a full refund of your setup fee. No risk to you.
One company, one monthly number. $497 to build it, $39/month for hosting, monitoring, and every update after. No second app, no account to create, no settings page to touch — you hand us the docs once and we handle everything after that.
More than one property? Staff up the rest of your portfolio. Once your first team member is live, each additional property is $297 to onboard, $35/month — same 24/7 coverage, faster setup because we reuse what we've already built. Just mention it when you reach out.

In plain terms HostPad is a done-for-you guest concierge for short- and mid-term rental hosts — like a trained team member who knows your property and the area around it. It answers guest questions instantly, around the clock, in your voice, and we keep it current for you. Guests reach it three ways: scan a code, open a link, or read the printed guidebook — so every guest is covered, tech-comfortable or not. You never log into a dashboard.

FAQ

Common questions.

Do my guests need to download an app?+
No — nothing to install, ever. Guests can scan a code, open a link you share, or read the printed guidebook, whatever they’re comfortable with. The answer’s right there either way.
Can't I just set this up myself with a free tool?+
You can — the software is the easy part. Free tools hand you an empty dashboard; you write every answer, wire it up, and then keep it current forever as your WiFi, cleaners, and local recommendations change. HostPad does all of that for you, in your voice, and owns the upkeep. You’re not paying for software — you’re paying to never think about it again.
What if my property has unusual quirks?+
Off-grid, well water, propane heat, finicky locks — these are exactly where HostPad shines. The more quirks you have, the more valuable instant guest answers become, and the worse a generic template performs.
I'm a new host and don't have a house manual yet — can you still help?+
Absolutely. If you're starting from scratch, we send a questionnaire and build your knowledge base and guidebook with you. The done-for-you part includes the writing — you don't need anything prepared to begin.
Do I have to switch platforms or learn new software?+
No. HostPad works alongside whatever you already use (Hospitable, Hostfully, OwnerRez, or nothing). We don't replace your tools — we cover the gap they leave.
Does this comply with Airbnb's rules?+
Yes. Airbnb specifically allows optional concierge tools that help guests during their stay — that's exactly what HostPad is. What it prohibits is requiring guests to log in, install an app, or create an account to get into your place, capturing their contact info, or steering them to book direct or review off-platform. HostPad does none of that: no guest login, no app, no email capture, no booking or review prompts — just answers. It sits alongside Airbnb messaging as a convenience, never a replacement.
What if my listing info changes?+
We handle it. Tell us what changed — new WiFi, a new cleaner, a new favorite restaurant — and we update your concierge. It's included in your monthly, and there's nothing for you to log into.
How long does setup take?+
6–10 days from kickoff to a live QR code in your property — whether you hand us a full house manual or start from our questionnaire.
What platform is it built on?+
There’s nothing for you to set up, learn, or pay for separately — we build and run everything on the backend. You get the finished concierge; we handle the rest.
What if I want to cancel?+
Cancel anytime — it's month-to-month, with no long-term commitment. Your concierge stays live through the end of your current billing month, so a guest mid-stay is never cut off. After that, it's switched off (the QR in your property stops answering), and we export everything we wrote for you — your knowledge base and guidebook, in your property's voice — and send it back so it's yours to keep. The managed service ends; your content doesn't.
How is this different from a digital guidebook like Touch Stay or Hostfully?+
Those apps give you a template to fill in and maintain yourself. HostPad is done-for-you: we write it in your voice, deliver it three ways — a QR code, a link, and a printed guidebook — and keep it updated for you. You never log into a dashboard.
How much does HostPad cost?+
HostPad is a one-time $497 setup + $39/month for the managed service. Additional properties are $297 setup + $35/month. No long-term commitment, and a 14-day refund on the setup fee if it isn’t right for your property.
About HostPad

Why we built HostPad.

Hosts are great at hospitality. They're just not built to be on call 24/7 — and that's exactly what answering the same guest questions at all hours turns into. Your guests don't love it either: they don't want to text and wait for a reply, they want the answer the moment they're standing in front of the fireplace. The tools that promise to fix it hand you an empty dashboard and a second job: write everything, wire it up, then keep it current forever.

HostPad is the opposite of that. We build each concierge by hand — trained on your property and your area, written in your voice, tested before it goes live — and we keep it current so you never have to think about it again. For your guests, it's a five-star answer the instant they ask: the WiFi, the fireplace, the best coffee in town, at 2pm or 2am. A smoother check-in, a better stay, no "sorry to bother you" texts. No app for them. No dashboard for you. Just the answers, in your voice, wherever guests look for them.
